Bathroom remodeling in Queens

Bathroom remodeling across Queens, planned around the days the room is out of use and around what a previous renovation left behind.

a bathroom stripped to substrate with waterproof membrane going on

A bathroom is a small room with every trade in it, in an order that cannot be rearranged. The first honest question is not what it will look like. It is how many days you do not have a bathroom.

What a previous renovation left

Much of this stock has been done before, often in the eighties or nineties and often quickly. The common finds are tile over tile, a pan set on a bed that has been leaking slowly for years, and no waterproofing behind any of it because it was not required then.

We take it back to a substrate we can waterproof, run a membrane across the whole wet area, and tile onto that.

In a co op, the neighbour below matters

A leak in an apartment building is not your problem alone, and a board knows it. Waterproofing detail at the pan, the curb and the wall junctions is where the care goes, and it is what an alteration agreement is really protecting against.

What drives the cost

Whether fittings stay where they are, whether the substrate has to be rebuilt, the tile and how much cutting it needs, and the hours your building allows.

Questions people ask

How long will the bathroom be out of use?

We give you a run of days rather than a project length, set at the visit once the substrate is visible. Where a home has only one bathroom we front load everything that can be done with the room still working and then take it out in one continuous stretch.

Do I need approval to redo a bathroom?

In a co op, yes, and usually a full alteration agreement because it is wet work over a neighbour. In a two family house you own, only a permit where services move.
