Apartment renovation in Queens

Full and partial apartment renovation across Queens. The building decides the approvals before the work decides anything.

a Queens apartment stripped back with framing and services visible

A renovation here has two clients: you, and whoever controls the building. In this borough that is a board, a landlord, or nobody at all, and which of the three it is changes the job more than the floor plan does.

How far back it goes

A partial renovation keeps walls and services where they are and changes what you touch. A gut takes it back to the studs, re runs the services and lets the layout change. Plenty of apartments sit between the two, and the visit is where we work out where.

In a two family house you own, a gut is genuinely straightforward: no board package, no agent, and often a basement below that gives services somewhere to run. In a co op the same work is possible and takes longer to get permission for than to build.

What the building controls

Approvals. The alteration agreement in a co op, a shorter approval in a condo, a landlord's letter in a rental. We read it first.

Hours. The city allows weekday work between 7am and 6pm. Buildings here routinely allow less, and we plan against the hours you actually have.

Access. Walk ups mean everything travels on somebody's back. Elevator buildings mean booked windows and a queue. Either way it decides staging and crew size.

The other household. In a two family, work in one unit cannot leave the other without heat, water or a way out.

What drives the cost

How much comes out, whether services move, the finishes, and how much of the work is squeezed into restricted hours.

Questions people ask

Can we live here during the work?

For a partial renovation usually yes. For a gut usually not, because the bathroom and kitchen go at the same time. In a two family there is sometimes the option of moving into the other unit, which is worth raising early.

What happens when we change our mind halfway?

It gets priced and agreed in writing before it is built. Changing your mind is normal. The version that causes arguments is the one nobody wrote down.
